Kush Singh on Property Investment and Financial Independence
Podcast EpisodeIn this episode of The Self-Unemployed Podcast, host Colin Munro chats with property investor Kush Singh about his journey into real estate, discussing how he transitioned from a career in engineering to achieving financial independence through various property investment strategies. Kush shares valuable insights into his experiences, strategies, and the importance of mentorship in property investment, all while focusing on building long-term wealth.
Kush Singh Went From Engineering to Property Investment
Kush Singh’s journey into property investment began after a successful 10-year career as an engineer. Despite enjoying his job, Kush felt the need to pursue a more entrepreneurial path and build something that could offer financial independence and generational wealth. Inspired by Samuel Leeds‘ YouTube videos, Kush attended a property crash course and eventually joined the Samuel Leeds Academy, where he learned the ins and outs of property strategies.
Kush Singh’s Strategies for Success
Kush started his property journey by focusing on Rent to Rent Service Accommodation (SA)—a strategy with a low barrier to entry. Service Accommodation involves renting a property from a landlord and then leasing it out on platforms like Airbnb and Booking.com. By fully furnishing and staging properties, Kush quickly found success, generating income through nightly bookings. He highlights that one of the keys to his success is effective negotiation with landlords, securing deals that allow for lower upfront costs and better cash flow.
He also delved into deal sourcing, finding properties with potential and packaging them for investors who don’t have the time to search for deals themselves. Additionally, Kush is now working on a Buy, Refurbish, Rent, Refinance (BRRR) strategy to build long-term wealth by purchasing run-down properties, renovating them, and refinancing to extract value while keeping the property in his portfolio.
How Kush Singh Overcame Challenges
Kush Singh openly discussed the challenges he faced when starting out, especially the difficulty in securing his first deal. Without an existing portfolio, it took about five months to close his first Rent to SA deal. However, once the first deal was completed, subsequent deals came faster, and he was able to leverage his initial success to build a solid foundation in property investment.
The Power of Mentorship and Community
A key takeaway from the conversation is the importance of mentorship and networking in property investment. Kush credits much of his success to the support and education he received from the Samuel Leeds Academy. The academy not only provides training in various property strategies but also creates a community where investors can network, collaborate, and grow together.
Kush emphasizes that while investing in property can be lucrative, it is essential to have the right knowledge, network, and mentorship to navigate the complexities of the market.
Conclusion
Kush Singh’s journey demonstrates how a shift in mindset, coupled with the right strategies and support, can lead to financial independence through property investment. From Rent to SA to deal sourcing and BRRR, Kush Singh has leveraged his education and network to create a successful property portfolio in just a few short years. His story is a testament to the idea that anyone, with the right drive and resources, can achieve financial freedom through real estate.
