She combined the best strategies she learned: Buy-Refurbish-Refinance-Rent, then convert to high-cashflow serviced accommodation.

The numbers looked perfect – until four years later when the local council shut the entire operation down because villagers complained about traffic and noise. Despite pre-approval letters confirming no planning permission was needed, the council reversed the decision. Appeals failed. The mortgage lender blocked switching to HMO or single lets. The property now sits empty.

Worse still, because of a 50/50 company structure set up during her marriage (using 100% of Patricia Masuda’s money), decision-making became impossible as the relationship broke down. A hard but vital lesson: always document partnerships clearly – even (or especially) in marriage.
